Apartment hotel or apartment rentals ?

Today had some feedback from customers who have been in an apartment hotel who didn't want to go for a 2nd stay there and chose to look for alternative apartment rental and until then stay in a hotel.

What could have been the problem with that particular Tallinn apartment hotel ?

1. If it was built not as an regular apartment building but specifically for apartment hotel purposes I guess they have "saved" some money on the inner wall sound proofing (hotels too traditionally try to build them as thin as possible to gain effective space)

2. You don't have that much privacy in the apartment hotel as you are with the other tourists

3. Too little kitchen equipment maybe !?

4. Or the apartment hotel location was not central enough ?

5. Definitely the problem was not the price as this apartment hotel has prices which are almost the same as 2-3 star hotel which is uncommon in this business because of the higher costs involved in keeping up an apartment.

Don't get me wrong there are very good apartment hotels in Tallinn just pay attention if the price is too good to be true then most likely you will be disappointed.

Today looked up from Google Trends the trend for the term "vacation rentals" for the whole world and noted several things:

1. For the news establishment "vacation rentals" is a relatively new thing to write about, but is gaining more traction with each year.

2. You can also see the seasonal fluctuation with the peaks during the summer and New Years Eve.

3. Back in 2004 to 2008 more people were making early bookings in the first months of the year, from then on you see that more people leave the booking arrangement for the last minute. I still advise you to make your bookings early as then you have better choice of rentals.

4. The search volume "vacation rentals" seems slightly bigger in 2010 than 2009 with a smaller dip during the first half of the year.

Looked at the trends for the term "online booking"

since 2006 it has been a growing trend and after a decrease in 2010 it shows signs of growth again.

People are looking and booking on sites that have all the information and the apartment rental businesses are no exception. In Tallinn citystyleapartments.ee and booking.com are the only ones who offer online booking for apartments. There are other companies though that offer semi-online booking options where you have to check the availability first and then you can book.

Lets start with the ferry ride. Oh yes Saremaa is an island and you need to use the ferry. The ferry goes actually to Muhumaa island which is connected to Saremaa by a dam. Ferries are nice and new and the ride is 20 min (actually you have also the option to fly there with Estonian Air).

Panga cliff - The Panga cliff is located , at the end of the Kuressaare - Võhma road, close to Panga village. It is the highest in Saaremaa , reaching to a maximum of 21.3 meters it is 2.5 kilometers long.

Local fishermen with fresh fish - go very early in the morning to the port or to the market for fresh local fish.

1. Yes that is quite obvious first thing is to go to the BEACH and its PROMENADE as it becomes the capital of Estonia for the summer. Actually there is a annual ceremony when the title capital of Estonia goes from Tallinn to Pärnu (the ceremony varies from year to year).

2. Nightlife / Nightclubs in Pärnu. For some reason all the club websites are only in Estonian but the names of the events are GOWILD, OLDSCHOOL... so you will manage !
Take some drinks before you go as the drinks might be quite expensive !

- Bravo Seems to be the most popular club year 2011 and they have the best website full of photos.

- Sugar Second best website. Relatively small club with nice music in the city centre.

- Sunset This is the one which is by the beach

- Mirage Once it was the most popular club but seems not to be the case in 2011.

How to do the partying ?:
option 1. Come from Tallinn in the morning (1h drive only even with a bus is 1h 20min.) go to the beach have some sun and drinks then go partying and next morning do the same or come back to Tallinn :)

option 2. Move base from Tallinn to Pärnu and rent a nice Pärnu apartment for at least a week to get a better price and party properly :) visiting all the clubs. Then you can actually visit Haapsalu too which is nearby.

3. SPA in Pärnu.
Yes, Pärnu is quite famous with it's SPAs.
ESTONIA SPA, STRAND SPA, SPA HOTEL VIIKING, SPA HOTEL SÕPRUS (FRIENDSHIP)

4. You can actually come to Pärnu with your yacht and leave it at PÄRNU YACHT CLUB

5. Get some culture too go to PÄRNU MUSEUM.

6. Go expose yourself to the NATURE at SOOMAA NATIONAL PARK

The park is mostly covered with large mires, separated from each other by the rivers of the Pärnu River basin — Navesti, Halliste, Raudna and Lemmjõgi rivers." I bet you haven't seen all those things in your wildest dreams (given you are average tourist not a TREE HUGGING NATURE LOVER :) !

1. The weather might be quite unpredictable even in the summer so be prepared and take some worm clothing with you to keep you from the wind or rain (you might not need it but better to be prepared). The winter is more predictable - IT IS VERY COLD ... and DARK !

2. Make your plans depending on the weather don't make rigid plans months ahead. If it rains go to KUMU art museum, or Kadriorg museum if the weather is nice go to the Rocca al Mare Open air museum or to the beach.

3. Tallinn is a safe place but still keep your eye on your things and don't keep your wallet in your back pocket. Never leave valuable things in your car !!

4. When taking the taxi always negotiate the price beforehand not to have any surprises afterwards and if in doubt take the yellow or white taxi's.

5. If you come in the summer time be prepared not to sleep at all if needed as the sun never sets and will keep you going until the winter comes :)

6. THERE ARE NO PUBLIC PHONES IN TALLINN BUT YOU CAN BUY CHEAP MOBILE WITH A SIM CARD FOR 20 EUR FROM MOST MOBILE PHONE SHOPS.

If you think about it it is quite clear.

1. The engineers at google think:
"How can we mathematically describe good content?"

you have the option either:

a) Let me see how the engineers at google described "good content" mathematically and try and write something that will suit that algorithm.

or

b) Just write the good content and don't bother how they describe their models because they can change their mind any moment anyway !!

Good content is good content and nothing will change that and don't bother with SEO.

Good service/product is also of the highest importance because we can't be continuing to sell each other tips and tricks, we have to keep the "REAL ECONOMY" going.

Apartment rental marketing strategies I have tried.

Those are the things I have tried while promoting www.citystyleapartments.ee with the comment on how did they work.

1. Good photos of the properties - this is a must and seems to work nicely.

2. Tagging the photos so they would appear in the image searches. - works nicely.

3. Relevant website title with a lot of keywords - here the main thing is not to forget to finish every title with your company name to assure you will appear first with your company name search too. This is important because your resellers (booking.com for example) will specifically target your company name in their advertising to effectively "steal" direct clients from you.

4. Youtube marketing - Create as much relevant videos for your area as possible where you film:
airports, transportation options, sightseeing spots etc. Don't forget to make videos of your apartments too.

5. Customer ratings - A must and works nicely, but no need to overdo just ask each of your customer to post a feedback on tripadvisor.com and every now and then they will really do it.

6. Offer prizes to collect and grow your mailing list - This is not working at all. They will be happy to take the prize if they win, but at the end they will not be genuinely interested  in your product. A lot of the "future" clients do the following opt in to the mailing list and shortly after that send a booking request guessing that this way they will get a better price. I think that loyalty has to be earned and give the really good offers to the clients who are really valuable and come often.

7. Facebook fanpage and Facebook advertising - total crap and waste of money and time for apartment rental business because I guess that this crowd is more interested in virtual goods and they don't really want to go nowhere further than their APARTMENT / OFFICE / CAR :).
  Facebook is valuable though if you have an argument with a multinational corporation and they just want to do something unjust to your small company. Then just post the argument on FB and your blog and watch them call you back and beg for mercy :) !

8. Google Adwords - just a disaster. Couldn't explain them that I deal with apartment rental business or was it the other way around they tried to explain me that this is not what I do :) ? The occasional click resulted in a bounce and the bookings came from the generic search. I personally think this is because some big companies ( booking.com and affiliates ) just through so much money and efforts in there that the small business owner just can't compete.

9. Ads in directories like 1182.ee or kontakt.ee and others - total crap. A lot of them will tell you they work with Google, but it is a lie and you will get bookings through them for the high season periods when you actually have nothing to offer and your properties are full. On top of that they have the mentality of pay first and deliver later. This site http://www.parim.ee is free and works actually very well though I don't know what they do but if you put a keyword in there you skyrocket in the search engines.

10. Blog - This one works very well.If you are active you can have up to 30% of your clients come through there. Do the following if you don't have any ideas of your own:

a) visit some events in your city (holidays celebrations free concerts etc) take pictures and make a short blog posts.

b) list the feedback from your clients there

c) disclose your site statistics for some period and post it in your blog (people and marketers are curious)

11. Twitter - is not working for an apartment rental marketing. Fortunately is not wasted time as you can learn about the day to day politics in general and about internet marketing because those people live there :) this is what you get:

Yes according to the New York Times article Tallinn was a party capital back in year 2006. Those were the hey days of the property boom in Tallinn when a lot of people had more money than brains both within the country and abroad. Those were jolly times. What has changed since then:

1. Estonia adopted the EURO in January 2011 (which actually increased spending in January as people think falsely that everything is so cheap because prices in EURO are 15 times smaller than in ESTONIAN KROONS)

2.RYANAIR started flying to Tallinn which will bring more people in.

3. Estonia is the EUROPEAN CAPITAL OF CULTURE 2011 together with the Finnish city of TURKU which will bring 100s of new cultural events and tourists

4. Property boom went bust and a lot of local people lost their jobs and a lot of them found new jobs in Finland, Norway, Sweden and Australia. Thank god those working in the Nordic countries are coming back every now and then and are partying too :) . The ones in Australia obviously don't come that often.

5. Due to 4. a lot of ex-pats left Tallinn too and are not spending their bucks at the Tallinn Irish pubs.

6. In April 2007 we had riots in Tallinn because of the moving of an old soviet time monument to a different location which briefly diminished the numbers of Russian tourists but 2010 and 2011 sees those tourists are coming back and are the segment that grows in numbers the quickest.

7. Estonian Air the national carrier got sold to the government and is now majority state owned. They just got their new airplanes which are smaller (though brand new and more efficient CRJ900NG) so that means that no increase in passenger numbers should be expected from there.

8. Tallink the biggest shipping company in the Baltic sea is doing well and is bringing a lot of jolly Finns to Tallinn and does not see any decline in passenger numbers.

So the verdict is:

TALLINN WILL REOPEN AS PARTY CAPITAL OF THE WORLD DURING THE YEAR 2011.

Both are the same thing.
Quite good site where the owners can post their properties online and apartmentoski.com takes their cut of 10-12 % . Our properties are also posted there and we have had 53 bookings through apartmentoski. The biggest shortcoming is that there is too much communication required to seal the booking and have the contact details exchanged both for the customer and the apartment owner.

As the title suggests it is quite a good idea to book your Tallinn apartment well in advance because:

1. You have a bigger choice of apartments which is very important as all apartments are unique, it is not like a hotel room where you have hundreds of similar rooms in the same building.

2. In Tallinn you have roughly 4000 hotel rooms and only few hundred apartments which is really limited supply.

3.Some people book their apartment 9 - 12 months in advance

4. You can ask for a early booker discount and even negotiate the price if you book in advance :) .

5. Booking well in advance can also secure you a better airfare to Tallinn."The cheapest tickets sell first. The policy of low cost airlines is to sell cheap tickets at the beginning and to gradually increase the price as tickets are bought"

6. Prefer apartment rental sites which offer online booking systems because then you can book the apartment you really like I will not have to red the following "Sorry but the apartment you chose is not available, but we can offer you..."

7. When you start early you can take your time and choose your Tallinn apartment carefully. Enjoy the process:

- ask your friends

- read reviews

- watch youtube videos of the apartments

- use twitter to find good deal and information

- be careful not to get scammed

(when you are in a hurry and do it in the last minutes you don't have that luxury and might not be happy with your choice later)

The difference is that there isn't min. number for the number of clients and everyone gets the discount. Used by desperate companies looking to fill low season/time periods with new customers. Main offers are for restaurants, fitness clubs, beauty procedures, courses and accommodation offers. If you are entrepreneur be sure to have all the details covered otherwise you might receive bad publicity and might loose money instead of earning (Most notably estonian-air.ee made an offer where they did not set a ceiling for the vouchers on sale and changed their offer on the fly which led to a lot of bad publicity and a loss for the company LINK TO THEIR OFFER which generated 171 unhappy comments).

1. As an international company who operate in 24 countries they can provide more lucrative international deals. For example Tallinn hotel discounts to customers from Latvia which is much more interesting for the hotel owner then the same deal for the people in Tallinn (who would need accommodation in their home city !? )

2. The point 1. is magnified by the fact that most of the deals are from service providers anyway (hotels, restaurants, beauty parlors etc.)

Comments:We were a little worried about reports of nighttime noise in the old town, but this did not prove to be an issue, as the rooms were away from the street. Furnishing was minimal, but adequate, and the rooms enormous. The bathroom was large, though the shower needed attention. Location was great to access the old town, which had plenty to explore for the week we were there. Georgi provided efficient service, and his English was good.
